Seal Coating a parking lot or a driveway is achieved by placing a liquid emulsion (sealant) over the existing asphalt base. This emulsion is sprayed on the surface, and maneuvered around the edges with a rubber squeegee (if needed) to seal and protect the asphalt surface of your lot or driveway.
Seal coating your asphalt is like wearing rubber gloves on your hands. It protects and seals the asphalt pavement, thus preventing the oxidation and erosion of the top layer of asphalt. Oxidation of the asphalt surface causes it to dry and become brittle, and eventually leads to the erosion of the top layer and exposes the larger stones and small cracks in the surface. Once the top layer has been broken down, water penetrates into the small pits and cracks. Eventually these cracks grow over time and water penetrates to the base of the pavement. The primary cause of asphalt deterioration is the deep penetration of water. Water freezes and expands the cracks even further, as well as softens and erodes the base material below the asphalt. Once the base material begins to move and settle, additional cracks and potholes in the asphalt occur, requiring costly maintenance.
